Our rates include all water, electricity and gas.
Bed linen and bath towels are provided as well as tea towels, sponges and cloths etc Please bring swimming towels as we ado not provide these. Please do not take any of our linen off the premises.
Washing up liquid, salt and pepper, sugar, tea and coffee is almost always in the cupboard - please replace what you use up for the next visitors.
Iron and ironing board
On arrival you will be met by one of our lovely friends who will ensure you know what you need to know.
All crockery for 6 people is provided and we have tried hard to ensure that you have everything you need for a self catering break. It used to drive me wild when the knives were blunt and there was no wine opener in rental properties we went to so we have tried really hard to include everything you might need in the kitchen. If there is something you really need then please ask us before and we can let you know whether it's there or not!
There is a refundable breakages deposit taken at the time of check in.
There is a compulsory cleaning charge of €150 at the end of your stay (this covers the cost of cleaning the property and the linen). If you require cleaning during your stay please ask and we will do our best to arrange it for you.
Booking & Cancellation policy
We require 20% of your booking cost up front. This figure in non-refundable under all circumstances. This amount can be paid in UK£.
40% of your total is due 8 weeks prior to the start date of your holiday. Once paid, this is non-refundable in the event of you cancelling the booking thereafter.
The final amount is due 3 weeks prior to the start date of your holiday. Once paid, this is non-refundable in the event of you cancelling the booking thereafter.
Payment must be made to our French bank account and all monies must be cleared in that account by the due date.
If your booking is less that 8 weeks away then we require 55% of your booking to be paid on booking. Once paid, this is non-refundable in the event of you cancelling the booking thereafter.
If your booking is less that 3 weeks away then payment must be made in full on booking. Once paid, this is non-refundable in the event of you cancelling the booking thereafter.
Bookings will be confirmed once we have received the completed booking form, signed rental agreement and deposit.
We reserve the right to cancel your booking if payment is not received within this timescale and you will lose your deposit. However, once your booking has been confirmed by us after receipt of a completed and signed booking form together with a deposit, you are resposible for the full rental cost even if you subsequently cancel.
If we are able to re-let following a cancellation (which is likely to be at a lesser price than you paid), we will refund the final letting price less an administration fee (usually around 40E depending on the circumstances). In the event we are unable to re-let, there will be no refund under any circumstance. We highly recommend you take out holiday insurance with cancellation cover to avoid paying for the holiday you were unable to enjoy.
If we have to cancel your booking in advance, due to circumstances beyond our control (known as ‘force majeure’), eg fire, flood, epidemics, damage or destruction of the property, exceptional weather conditions, we will refund the full amount of the booking. If terminated early during your holiday, a refund based on the time remaining of the booking will be given. No additional compensation, expenses or costs will be paid. We are not under any obligation to find alternative accommodation for you.
Rental rates are for the entire property.

La Rouxane Rental Agreement
CHECK IN TIME is between 4pm & 6pm CHECK OUT is 9.30am
This is a non smoking property. Should you wish to smoke outdoors then please use an ash tray filled with sand or water. The whole area is a high fire risk area and you must not take any chances
Pets are permitted by prior consent only. 50E per pet fee applies
Pet owners are responsible for clearing up all pet refuse.
Pets are not allowed on the furniture at any time. Any evidence of pets on furniture may incur extra cleaning fees. Pets must not be left unattended in the property.
All pets must be up to date on all vaccinations. Worming prevention is highly recommended. All pets must be up to date with flea treatment. Any evidence of fleas will incur extra cleaning fees.
There are wild sanglier that roam the ground – please be aware.
The property is not securely fenced for any pets – please be aware that your pet is your responsibility.
We assume no responsibility for illness or injury that humans or pets may incur whilst on the premises.
A damage deposit of 500E is held either in cash (on arrival at the house), in our account or via the booking site.
The deposit is fully refundable within 14 days of departure providing the following provisions are met:
No damage is done to the property or it’s contents beyond normal wear and tear
No charges are incurred due to illegal activity, pets or collection of rents or services during the stay
All rubbish is removed from the premises
All soiled dishes are placed in the dishwasher and cleaned
All beds are stripped prior to departure
All keys are returned to the property manager or the key safe and the property is left locked
No linens are lost or damaged
The pool and pump are not damaged
The septic tank is fully functioning
No events such as parties, functions or meetings
The maximum number of guests in the house is 6 persons. For insurance reasons we cannot accept more than 6 people at any time.
You must advise us of the number of guests at least 7 days prior to your arrival – this is to ensure that we have the correct linen in place for you.
Guests may not hold events (eg parties or functions or meetings) without prior consent of the owner. You will be asked to leave immediately should this happen and you will not be entitled to a refund or any compensation for any reason.
You must allow our agents or representatives access to La Rouxane at any reasonable time during your stay. In the event of an emergency or where any problems need resolving quickly and it is not possible to contact you, our agents or representatives may enter La Rouxane at any time without giving prior notice to you.
Occasionally problems mean that some facilities or services are not available or may be restricted. If this happens, we will inform you as soon as reasonably practicable after we become aware of the situation.
We cannot accept responsibility for any changes or closures to local services or attractions mentioned in any brochures or on the Website or elsewhere.
Grass cutting, gardening, window cleaning and maintenance works etc may from time to time be carried out during the Hire Period. We will try to ensure that such works are carried out with the least disruption to you as far as reasonably possible.
The minimum stay is 3 nights or longer. Longer stays of 7 nights are required during the holiday period. If rental is taken for less than this time, the guest will be charged for either the 3 night or 7 night stay.
Rates include one-time linen and towel setup. The property will be cleaned prior to your arrival and cleaning charges for after your departure have already been charged along with your booking. Please be aware that we do not provide cot linen.
There is ample room for parking next to the garage - do not park under the lower mulberry trees as there are very low branches and it is the position of the septic tank. There are items blocking you from doing so - please do not move them!
There is no daily housekeeping service. Additional cleaning may be available but is not included in the rate. We ask you to bring beach towels as we do not permit towels or linens to be taken from the property under any circumstances. Bath towels and pool towels are provided.
Any bookings obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in. If the party is already checked in then you will be asked to leave early. If either of these situations arise, then you will not be entitled to a refund or any compensation for any reason.
Please do not use the log burners if you are not familiar with how to use one. One basket of wood is included in the price of renting if you rent in the winter, further wood is at your expense.
Fires and charcoal BBQ
Do not have fires between 1st May & 30th September due to the risk of fire around the property and surrounding area. No firepits, no fires, no disposable BBQ’s etc
This is cleaned weekly and chemicals are checked/adjusted – this is included in your rent. Please remove pool toys and any small objects at night as they can clog the filter.
There is a pool alarm fitted and usage instructions are at the house for you. We strongly recommend you use it at all times. If you choose to disable it, we cannot accept any responsibility.
Water & Septic
La Rouxane is on a well and septic system. The mineral content in the water is high.
During a drought the well water may have an odour.
The septic system is very effective, however it will clog up if improper material is flushed. DO NOT flush anything except toilet paper. Everything except toilet paper can easily clog the system. Do not allow fat, coffee grounds or food to go down the plug or into the dishwasher – this too causes the septic system to block. If it is found that anything flushed or washed down the drain has caused a blockage, you could be charged damages up to 500E
No responsibility can be taken by us for any accidents, incidents, loss, theft or injury that happen to you whilst at the property.
We highly recommend you take travel insurance for your trip.
